Average Down Payment On A House For First

First-time home buyers to be hardest hit as interest rates rise

One of our recent analyses looked at first-time buyers’ down payment amounts, and we found that the average first-time homebuyer down payment amount across the country is $8,220. For repeat buyers, this amount was $51,584 if using a 16% down payment. This is based on a huge variety of datasets, as well as the fact that the average down payment amount for first-time buyers is 6%, rather than the commonly referenced 20%.

Repeat buyers will put down an average of 16%, while homebuyers aged 66-74 years old are likely to put an average of 23% as a down payment, the highest median average of any age group.

Calculate Your Monthly Mortgage Payment

Your mortgage payment is made up of four parts, collectively known as PITI Principal, Interest, Taxes, and Insurance.

  • Principal and Interest: Principal and Interest make up your basic mortgage payment, including your payments toward the loan balance and interest paid to your lender
  • Taxes: As a homeowner, youre responsible for paying annual property taxes to the local taxing authority. Property taxes typically range from 1% to 2% of your homes value annually
  • Insurance: Then, theres homeowners insurance. Mortgage lenders require that you carry insurance for your home, which typically costs 0.25% to 0.50% of your homes value annually

Some neighborhoods have homeowners associations that charge monthly dues for this example well assume you wont include HOA dues in your monthly housing budget.

So, assuming a home purchase price of $250,000 and a 10% down payment, plan on setting aside $400 for taxes and insurance each month.

This leaves about $1,100 to spend on principal and interest.

Inflation Also A Key Role In The Lack Of Homebuyers

The ability to afford a house is a continuous theme throughout the Realtors report, especially with the current inflation rate at 8.2%, according to the U.S. Bureau of Labor Statistics.

That coincides with the median sales home price of $384,000 in September, an 8.4% spike from the $355,100 price tag in September 2021, as prices climbed in all four U.S. regions, the association said.

Also, the buyers and sellers report said 88% of all homebuyers were White as Latino buyers comprised 8%, 3% were Black and 2% were Asian and Pacific Islander. While the share of White and Latino buyers grew, the report said the percentage of other racial and ethnic groups declined.

Rising mortgage rates have increased the monthly mortgage payment by $1,000 , and minority groups may be impacted more heavily, said Nadia Evangelou, the associations senior economist & director of forecasting.

With 7% mortgage rates, only 15% of Black households can currently afford to buy the typical home compared to 30% of White households, Evangelou added. Thus, Black families may fall further behind in homeownership compared to their White counterparts.

In May, President Joe Biden announced a plan to spur the supply of affordable housing amid the 40-year-high inflation rate. He hopes to close the housing supply gapwithin five years.

Outlook For First Home Buyers

The Reserve Bank has reinstated LVR restrictions meaning borrowing over 80% is more difficult . Even with property values having dropped so much in the past year, a lot of first-home buyers will still be falling into this borrowing level.

With the banks having largely got their heads around the CCCFA, we predict lending to get slightly easier in 2023 than it was in 2022. Applicants will still need to make sure their spending is in control, but it wont be the dealbreaker that it was if you applied recently.

Tip: A good trick is to use something like PocketSmith to categorise your bank statements and find out where you are spending too much.

Some reprieve came for the lower quartile of first-home buyers when the government adjusted the maximum levels for the First Home Grant and First Home Loan. The tests that a bank must put an applicant through are still onerous however, mortgage applicants must be able to afford their mortgage at a rate of ~8.5% and there is less room for a grey area decisions. We predict that the Reserve Bank will hold off on further bonuses for first-home buyers, although dont write off the government making homebuying easier as the election approaches.

How Do Lenders Calculate My Dti

At a minimum, lenders will total up all the monthly debt payments youll be making for at least the next 10 months Sometimes they will even include debts youre only paying for a few more months if those payments significantly affect how much monthly mortgage payment you can afford.

Lenders primarily look at your DTI ratio. There are two types of DTI: front-end and back-end.

Front end only includes your housing payment. Lenders usually dont want you to spend more than 31% to 36% of your monthly income on principal, interest, property taxes and insurance. For example, if your total monthly income is $7,000, then your housing payment shouldnt be more than $2,170 to $2,520.

Back-end DTI adds your existing debts to your proposed mortgage payment. Lenders want this DTI to be no higher than 41% to 50%. Lets say your car payment, credit card payment and student loan payment add up to $1,050 per month. Thats 15% of your income. Your proposed housing payment, then, could be somewhere between 26% and 35% of your income, or $1,820 to $2,450.

Bad News For Home Loans In South Africa

Recent data from MyProperty shows that most South Africans are currently getting higher interest rates for their home loans.

The groups most recent Home Loan Report for October 2022 showed that while the average interest rate is still below prime currently sitting at prime minus 0.6% it is on an upward trajectory.

According to MyProperty, the average interest rate has been trending upward over the last three months, increasing from an average of 8.86% in August to 9.15% in October.

However, the rate is still a ways off from October 2021, when the average rate was sitting at 10.7% .

First-time buyers constitute the demographic that makes up the vast quantity of bond applicants, with 72% of all bond applicants looking to purchase their first property.

Gerhard Kotzé, a managing director of RealNet, reported that despite aggressive rate hiking by the South African Reserve Bank since last year, November demand for new housing keeps rising alongside deposit percentages.

Kotzé said that there are nowadays far fewer 100% loans being granted, and rates have also risen. The average deposit requirement has risen too, to around 10% of the purchase price, he added.

MyProperty reported the average purchase price of a home in October of this year to be R1,172,757 for all buyers, while first-timers opted for a slightly less R1,052,759.

    Get An Adjustable Rate Loan

    More home buyers are exploring options outside of the standard 30-year fixed-rate mortgage. For example, adjustable rate mortgages, or ARMs, now make up 12% of mortgage applications, up from 3% a year ago, according to Mortgage Bankers Association.

    While the average rate for a 30-year fixed-rate loan was 7.08% last week, the rate for the 5-year Treasury-indexed hybrid adjustable rate mortgage was a full percentage point lower at 6.06%, according to Freddie Mac. Though they are still 30-year loans, ARMs offer a fixed rate for a set period typically 5, 7 or 10 years after which the interest rate resets to current market rates.

    Buying today is about figuring out what can you do to bridge this high-rate environment to get yourself comfortable with your acquisition, said Cohn. When rates drop, it is time to see what your more permanent solution will be.

    For buyers who may be moving out of the home in 5 to 7 years anyway, an ARM may be a way to boost purchasing power.

    For the first 5 or 7 years of an adjustable rate mortgage, it walks, talks and acts just like a fixed-rate mortgage, said Cohn. It has a lower rate and lower payment because the bank is only guaranteeing it for a shorter period of time.

    If rates come down, an ARM could reset to a better rate.

    The downside: Borrowers must also accept the risk that rates could be even higher when the loan resets, or any time over the life of the loan. After the fixed period, ARMs can reset every year or every six months.

    Usda Loans: For Buyers With Lower To Moderate Incomes In Eligible Rural Areas

    United States Department of Agriculture loans are mortgages guaranteed by the U. S. Department of Agriculture. A USDA loan can be a good option for home buyers on a budget that are flexible about where they live. They offer zero down payment loans with low interest rates and typically have more flexible credit requirements than conventional mortgages.

    To be eligible for a USDA loan, the home must meet certain requirements. It must be your primary residence in a rural community with a population of less than 35,000. Rental properties and vacation homes do not qualify.
